A First-Time Buyer's Guide to Verifying Property Title

The documents to request, and the red flags every buyer should know.

Of every step in a property purchase, title verification is the one buyers are most likely to rush — and the one they can least afford to. A clean title means the seller has full, undisputed legal ownership and the right to transfer it to you. Here is what a careful verification actually involves.


The core documents to request


  • Chain of title (13–30 years): a continuous record of ownership transfers, showing how the property passed from one owner to the next.

  • Encumbrance certificate: confirms the property is free of unpaid loans, mortgages or legal claims for a defined period.

  • Mutation record (Khatauni/Jamabandi): confirms the property is officially recorded in the current owner's name in revenue records.

  • Approved building plan and completion certificate: for constructed properties, confirming the structure matches sanctioned plans.

  • Latest property tax receipts: a practical cross-check that the seller has been treated as the owner by local authorities.


Red flags worth pausing over


  • Gaps or inconsistencies in the ownership chain, especially unexplained short-term transfers.

  • A power-of-attorney sale where the original owner cannot be reached or verified directly.

  • Land classified as agricultural being sold for residential use without proper conversion.

  • Any pending litigation, however minor it's described as being.
